Where are the Foreclosures?

Recently, there has been a lot of talk about the size of the foreclosure inventory in the nation. There has been some speculation that distressed property inventories are about to skyrocket. Today, we want to reveal what is actually taking place in this segment of the housing market.

CoreLogic, in their most recent National Foreclosure Report, reported that foreclosure inventory has decreased by 23.2% since this time last year. The report also showed that foreclosure inventory has decreased in 49 of the 50 states and that 45 states have posted a year-over-year, double-digit decline (see chart below).

Other findings in the report:

  • The Seriously Delinquent Rate (homeowners more than 90 days behind in their mortgage payment) is 3.1% which is the lowest level since November 2007
  • The Foreclosure Rate is 1.1% which is also the lowest level since November 2007
  • This was the 53rd consecutive month that showed a decline in the Foreclosure Rate

Though foreclosures do remain in the market, the number is dramatically decreasing. The fact that mortgage delinquency rates are also decreasing means the worst of the foreclosure crisis is in the rearview mirror.

Frisco TX is "Officially" Bike Friendly

Frisco joins other North Texas communities. Plano & Richardson, as a Bronze Awarded community by The League of American Cyclists.

The city of Frisco is excited to receive the distinction for the cities' investments & efforts in promoting bicycling, supporting infrastructures, safety programs & pro-cycling policies. 

While the city has not yet accomplished Austin's Gold rating, this is Frisco's first year as an awardee.  The criteria for the award can be found here.

Fastest Growing Cities in US - Deep in the Heart of TX

Texas holds 5 of the top 15 fastest growing cities (for towns with populations in excess of 50,000). 

Frisco continues to top the charts with 6.3 percent growth in 2015.  This continued growth places Frisco as the 4th fastest growing city in the US (by percent growth). Here in Texas, we find a new trend in the fastest growing cities, as we continue to see outward pressure from city centers drive suburban economic growth. Other "Burbs" to make the chart here in TX include (in order of ranking): Georgetown, New Braunfels, Pearland, & Frisco.  College Station was the only non-traditional suburb to make the list!

DFW growth brought almost 80,000 to the area last year

In one of Steve Brown's most recent articles with the Dallas Morning News, Mr Brown does an excellent job of boiling down some of last year's census numbers into easy to digest numbers.  Between mid 2014 & mid 2015, the DFW area saw in increase of approx 78,000 people to the area.  Collin, Denton, & Tarrant counties led the way with 20K, 19K, & 18K people new to the area!  This equates to approx 6,500 people per month coming in the area! 

This influx of new folks to the DFW area continues to highlight a growing struggle between rising housing costs, a lag in new construction, & low pre-owned home inventory.
